Included Scope

Clean Out & Debris Removal

Remove debris, old/deteriorated vapor barrier, wet under-floor insulation and the 2 existing fans from the crawlspace. Complete haul-off and offsite disposal.
Vapor Barrier 10-mil White — 2,500 SF

Install new 10-mil white vapor barrier over the entire crawlspace floor.
Insulation Install — R-19 Under-Floor

Install new R-19 under-floor insulation (batted, faced, 16-inch) to replace the wet insulation removed.
Dehumidifier — AprilAire + Pump

Install new AprilAire crawlspace dehumidifier sized for 2,500 SF. Condensation pump with discharge line run out of the crawlspace.
Electrical — New Breaker + GFCI Outlet

New dedicated breaker run for the dehumidifier. GFCI-protected electrical connection.
Seal Vents

Seal all crawlspace vents to support the new dehumidifier and control humidity.

Terms & Conditions

By agreeing to these Terms and Conditions, the customer acknowledges and accepts the outlined responsibilities and scope of work.

Scope: All work described in the Included Scope above. Any work not listed is not included unless agreed in writing.

Structural excluded: piers, joist/beam repairs, subfloor sheet replacement, engineering, foundation modifications.

Owner supplies: none required.

Contractor supplies: 10-mil vapor barrier, R-19 under-floor insulation, crawlspace dehumidifier, condensation pump and discharge line, electrical materials, vent-sealing materials.

MEP contingency: if live wiring/plumbing is found during the work, a change order covers rerouting.

Jobsite will be left clean once completed.
Contractor is not responsible for damage caused inside the home while repairing the foundation.

Warranty: 12 months workmanship · 5 years on the dehumidifier.
